The twelve-point roof inspection
We don’t glance at it from the driveway. We get on the roof, get in the attic, and look at every part of the system that can fail.
- Shingles or panels — cracking, curling, granule loss, hail bruising
- Flashing — chimneys, skylights, walls, and roof-to-wall transitions
- Pipe boots — the rubber collars that dry-rot first in Valley sun
- Valleys — where the most water travels and the most failures start
- Ridge caps — lifting, cracking, or missing sections
- Decking — soft spots, sagging, and signs of moisture from below
- Attic interior — daylight, staining, mold, and wet insulation
- Ventilation — intake and exhaust balance, blocked soffits

Four good reasons to have your roof looked at
After a storm
Hail and wind damage rarely announces itself. Document it early, while the storm date is still fresh and your filing window is open.
Buying or selling
A roof is one of the biggest line items in any real estate negotiation. Know its true condition before you’re at the table.
You’ve seen a stain
A ring on the ceiling means water has been getting in for a while. The sooner we trace it, the less decking you lose.
Second opinion
Someone told you that you need a full replacement? Bring us their quote. We’ll look for ourselves and tell you whether it holds up.
The report is yours to keep
A lot of “free inspections” in this industry are really just a sales visit with a ladder. Ours isn’t.
When we’re done, you receive a written report containing the photographs of every issue we found, the actual condition of each part of the roof system, an estimate of remaining service life, and a clear recommendation: repair, replace, or leave it alone for now.
That document is yours. Take it to another contractor for a competing bid if you want to — genuinely, that’s fine. We’d rather you make a well-informed decision than a rushed one.
No high-pressure follow-up
We won’t call you six times. If you want to move forward, you’ll call us. If you don’t, you still got a free professional assessment of your roof and that’s a fine outcome too.
What people ask about inspections
Usually 45 minutes to an hour and a half for a typical residential roof, depending on size, pitch, and complexity. Larger estates and commercial buildings take longer. You’ll have your written report shortly after.
It helps, mainly because we usually want attic access and because it’s easier to walk you through what we found in person. But we can inspect the exterior without you there and send the report over afterward.
Once a year is a reasonable baseline in this climate, plus after any significant hail or wind event. Valley heat and humidity are hard on roofing materials, and an annual look catches small problems while they’re still cheap.

We get on it. Hail bruising, cracked boots, and lifted flashing are invisible from the driveway. On roofs that are unsafe to walk we use a drone to get the same detail without risking anyone.
