McAllen is the largest city in Hidalgo County and the commercial centre of the Rio Grande Valley, and its roofs reflect that range. We work on 1960s and 1970s homes in the established neighbourhoods north of Business 83, on the mid-century ranch houses around Archer Park and the Nolana corridor, and on brand-new construction pushing north toward Tres Lagos and west into Sharyland. Those are three very different roofing problems, and they do not get the same answer.
On an older McAllen home the question is almost always the decking. Original sheathing that has been through fifty summers of Valley heat, several re-roofs, and at least one hail event behaves very differently from the plywood on a house built in 2018. We will not quote a tear-off on a fifty-year-old roof without telling you plainly that we cannot know the decking condition until the old layers come off — and every estimate we write carries a stated per-sheet price so there is no surprise mid-job.
On newer McAllen builds the failures are usually detail failures, not material failures. Complex hip-and-valley roofs on the newer subdivisions concentrate an enormous amount of water into a few valleys, and a builder-grade pipe boot that was fine in year three starts weeping in year eight. Those are repairs, not replacements, and we would rather sell you the repair.
