Low-slope, flat, and metal. We’ll recommend based on your building, your budget, and how long you intend to hold the property.

TPO Membrane

Single-ply thermoplastic with heat-welded seams. The white reflective surface makes a real difference to cooling load in Valley summers.

Lifespan: 20–30 years
Best for: Flat commercial roofs

Modified Bitumen

Multi-ply asphalt-based system with excellent puncture resistance. A proven workhorse on buildings with regular rooftop foot traffic.

Standing Seam Metal

For sloped commercial buildings, warehouses, and light industrial. Longest service life of anything we install, with minimal upkeep.

Sometimes, and it’s worth checking before you budget a full tear-off. If the membrane is intact, the insulation is dry, and the deck is sound, a silicone restoration system can add ten to twenty years at a fraction of the cost. If there’s trapped moisture in the insulation, coating over it just seals the problem in. We core-sample to find out rather than guessing.
